New Jersey property tax rates are among the highest in the country.

We all realize that these services are vital to maintaining a strong community; however, homeowners and owners of apartment buildings and commercial property should not be asked to pay more than their fair share of property taxes.

Property taxes are based on the assessed value of your property,which is usually provided by an impartial third party provider, who can be incorrect.
If you feel that your property valuation is too high, you can appeal to the county and ask for a lower property valuation.

The Facts

All taxable properties in your town are assigned a value by the local assessor. This assessed value, or “assessment” should reflect the actual market value of your property, multiplied by a percentage, known as the Chapter 123 Ratio. Every town has a unique set Chapter 123 Ratio. Market value is what your house is actually worth; the price your house should sell for if you sold it today.

To see if the assessed value of your home fairly reflects its market value, you would take your assessed value and divide it by your town’s ratio. This number is supposed to
approximate the true market value of your property.  If the value assigned by the assessor, divided by the Chapter 123 Ratio is significantly different from what other properties like yours are selling for, you have the basis for a tax appeal.

One note, the assessed value is determined on October 1st of the prior year, so for 2018, the date you should be looking at for determining value is October 1, 2017.
